Live feed into the pipe sensor, Wire from sensor to coil in a relay. other side of coil goes to earth. (when the sensor activates the relay will close its contacts) Live (Fused) feed to one side of the relay contacts. The other side of the relay contact goes to the fan. The other side of the fan goes to earth. When sensor activates the relay closes and sends Live feed to the fan) For the override simply bring a wire off each of the sensor tags and connect to a change over switch.
